Plans for the holiday park, which has 408 chalets and 149 static caravans, also include landscaping and enhancing the existing chalet areas.
Although the caravans and chalets are only occupied between March and October each year nine local residents have objected to plans over fears of increased traffic on Newport Road, loss of facilities on site and concerns over surface water flooding and impact on local drainage system.
Anglian Water said the foul sewerage system would not be able to cope with the proposed development. In a statement to the development control committee the water company states that if the development was to go ahead before capacity was increased it “is possible that this will result in environmental and amenity problems downstream.”
The application has been supported by East of England Tourism who say the extension will improve the “well established and popular” holiday park meaning it can “respond proactively to visit needs and expectations”.
They go on to say the plans will provide Sundowner Holiday Park “with a competitive advantage over neighbouring parks where quality is most absent”.
However, council officers have recommended the application be refused because while the plans seek to enhance the holiday park, it does involve a “significant expansion outside the area zoned as 'prime holiday area'”.
Council officers say the development would intrude on the landscape and cause significant environmental effects due to the insufficient local drainage system.
The development control committee will meet at the Town Hall on Tuesday at 6pm to consider the application.
